the reason i dont renew my lease if i decide to move out of the town i can just give two weeks notice to the agent other wise if you are under a lease you wil have to find some one to lease the place you are staying in first and if not you wil have to weight until the time is up were the lease you have signed runs out
renting privatley has its down side as the land lord can do as he pleases and you have no say he can up the rent and if you want work done lile plumbing or fixing the toilet if it is not flushing you wil have to weight until he decides
the tenancy tribunal hear is set to prottect us renters i have taken two land lords to court once to get my bond money back and another time for breaching for entering my unit while i was not there

in australia residents are given a book and the book you are given explains what you rights are
we also have an onbudsman set up that deals with real estate agents the onbudsman will act on your behalf and if the land lord has breached the law and your privact as a tenant has not been respected he wil get into trouble and he will be put on a black list as a bad agent
we also have an onbudsman that is set up to deal with banks electricity companys and and private companys like telstra and optus and gas companys that lease out services to residents who pay gas electricity and ph bills
if i was your husband i would pull back and get on to a tenency tribunal first

That is the same here, in some of the states. I dont know about this one as of yet. last year he put it off about 5 month and they said nothing. wird, but they are doing it because there arent money coming in this area as it had been the last few years. But if they kick us out, even if we are paying, we are by the way, in full and on time. She is just using this as a thrait so try and force us into a years less, we dont want.
we are in the middle of plaining a possible move, and need to not be in a years leass when that time comes. She is just scared we well not stay, like others at here, moving away, because of the highcost of this area drives many away.
My hubby got 5 calls from her today, and she fineally set a plummer in to fix my garbage disposel that hasnt been working for a month, she wouldnt even return our calls to get that fix, until about 2 weeks later, we still dont have our room painted! Just angry here!!!

your land lord is breaching the law by doing this and can be in big trouble i would not sign the lease for another year i would put my foot down
is there like a department of fair trading were you live ?
the reason i am asking the department of fair trading will give you advice as well
also i had forgotten to mention what i have done if the agent or land lord has refused to do work keep records take pictures of the property when you first move in that way you cant loose your bond as real estate agants are very good at braking the law
hear in australia before you agree to rent the unit or house you are intrested by law the real estate agent or land lord has to give you a peace of paper its like a conditions report the conditions report wil have boxes on one side and you tick the boxes if the place is in ok condition like no holes in the walls or rip carpet or or damaged cupboards
the real estate agent has to clean the unit or house first before a tenant moves in and mow the lawns clean the windows steam clean the carpets wash the floors clean in the kitchen and in the bath room and in the toilet clean the toilet and the bath room and the sinks and the cupboards and the oven
if you notice that this has not been done leave the place in the condition you found it in other wise when your time is up and you give two or three weeks notice you wil not get your bond back peace maker

i always have a camerra with me and a friend and i get them to bring ther camerra and you go threw the place and take photos and you keep the photos you have taken and put these photos in a file
the real estate agent can not tell you to not take photos with the conditions report of the property you sign and the real estate agent wil sign it and give you a spare copy and you keep the copy you are given
i refused to pay rent for a month becaus the land lord refused ot fix the hot plates i had to buy a small electric stove that i would place on my bench near the fridge i rang the tenancy tribunal and told them that my land lord was refusing to fix the hot plates on my stove as it was an electric stove and the tenancy tribunal on my behalf contacted the agent and the land lord and told them if the work that has been requested has not been done on the property you wil be taken to court and the onbudsman wil be told
he acted very fast as this land lord was very dodgy he would buy old houses and would go over them with a new paint job get new carpet get a cleaner to clean the old houses then he would approach a real estate agent and would ask the agent to find the right tennant and collect the rent
you can also say make it hard for the land lord were you just dont pay rent for a year
i am a christian that does not mean i am to alow people to take advantage of me or become a door mat were i am walked over
i am doing this know with an old agent and i have gotten the onbudsman involved
be care full and dont let land lords or agents acting on the land lords behalf take advantage of you you have rights as a human being peace maker

i refused to clean the unit i moved from as it was left dirty i had to borrow some cleanning products from the company i was cleanning for and i got the vacuem cleanner and steam cleanner and buffer as the kitchen floor had black thick marks
the person that was renting the unit done the midnight run he was a drug dealer
tell your husband to stand his ground and tell him not to sign the lease
